For years, Florida’s luxury waterfront hierarchy felt fixed. Tampa Bay, while economically strong, was often viewed as adjacent to the premium conversation rather than central to it. That distinction no longer applies.

 

Corporate relocation into Tampa has accelerated across financial services, healthcare, and technology sectors. Airport connectivity rivals larger coastal markets. Infrastructure investment has matured. At the same time, true marina-adjacent residences along Tampa Bay remains inherently limited.

 

When economic growth and constrained waterfront inventory begin to move together, markets recalibrate. On the west shoreline of the bay, that recalibration is becoming visible at Marina Pointe.

A Private Peninsula Becomes a Market Signal

Marina Pointe is a 2025-26 Americas Property Awards Winner and the sole occupant of a private peninsula in Tampa’s Westshore Marina District. Designed around a deepwater marina and a walkable town center, the development introduces true marina-front condominium living within a highly-amenitized setting.

 

The first residential tower overlooking the marina is complete and fully sold out. BTI Partners is now launching Luna at Marina Pointe, the second of three towers, and the center point of the marina landscape. Today, the deepwater marina is active. The Marina’s Centerpiece — Now Entering the Market

Luna has entered pre-construction sales. The collection includes one-, two-, and three-bedroom residences, along with a limited number of four-bedroom penthouses. Floorplans range from approximately 1,100 to 3,400 square feet, designed around expansive private terraces overlooking the marina and Tampa Bay.
