About our construction

Deep Foundation Structure  – As you may recall from our construction update videos for August,  September and October 2020, we spent several months working on the deep foundation structure that supports our tower.   A deep foundation structure is recognized in current (2017) building codes as  an acceptable practice.  In the case of Marina Pointe, this involved the drilling of over 150 holes approximately 48” in diameter down into the bedrock. Once the drill hit the bedrock, it was then filled with reinforcing and concrete as deep as 100+ feet in some cases. This foundation was designed and overseen by the international engineering firm Thorton Tomasetti.

Post Tension Construction – As you can see from our construction video for November 2020, Marina Pointe is constructed using post tension construction. Tension cables sheathed in a plastic coating were attached through-out all of the poured concrete slabs utilized in the construction of the building. The cables were engineered to create a strong reinforcement of concrete while also protecting the cables’ structural integrity as the concrete binds to the plastic sheath and not the cable itself.

Threshold Inspector – It should also be noted that not only are current building codes generally believed to be superior to those of older buildings but in addition, ECS Florida  LLC was hired as a third party Threshold Inspector to oversee  various steps of the substructure construction. This involved an independent expert signing off on piling pours, tension cable installs, and  the steps taken prior to, during, and after the pouring of concrete. This is not required by local building codes but instead,  was elected to include as an additional level of oversight to ensure adherence to the most prudent, conservative practices and methods in the construction of Marina Pointe.   The threshold inspector also tested the concrete in the tower for strength.

Expansion Joints  – The construction of Marina Pointe includes the utilization of expansion joints between the tower and the parking garage, allowing them to remain mostly independent of each other structurally.

Weather exposure – In general, the structural columns in our tower have been designed in a manner that most are not exposed to weather elements. We believe that this attention to detail defines the thoughtful approach being engineered by the construction team to build Marina Pointe.

After the construction of Marina Pointe is completed and the condominium association takes over maintenance, there should be a regular inspection schedule and  attention to preventative building maintenance.
